Pizza Hut, Hemel Hempstead
DWD are instructed by Pizza Hut on business rates matters.
Leisure World is an out of town leisure complex and retail park in Hemel Hempstead. We believed the price applied to the Pizza Hut restaurant in the 2010 List was too high. We lodged an appeal and achieved a reduction from £308 to £265 per sq m.
In 2011, the landlord began an ambitious regeneration program starting with the closure of the nightclubs, 10 pin bowling and crown green bowling. The 2nd phase saw the closure of the remaining leisure occupiers including the swimming pool and ice skating rink, as well as a start to the development works. By demonstrating the important link between turnover and rental values on out of town restaurants we achieved a 5% allowance for phase 1, with an additional 15% for phase 2. This was followed by deleting the assessment from the rate list during the final phase of works.
