Dulwich Village, Southwark
DWD was appointed to assess the redevelopment potential of a site in Motor Trade use in Dulwich Village. The project involved a Joint Venture partnership between the landlord and tenant. DWD provided advice on lease re-gearing, together with advice on development viability and planning feasibility, to identify the optimum scheme for the site.
Alongside heritage challenges, ground conditions and highways and construction feasibility were significant constraints and being in the centre of the village there was considerable public interest. Pre-application consultation, high quality design and detailed stakeholder engagement was rewarded with the grant of planning permission and conservation area consent.
DWD agreed terms for the merger of the freehold interests of this former motor trade site and then on behalf of the landowners Dulwich Estate and SG Smith Motor Group. Working alongside Panter Hudspith Architects, DWD achieved planning permission for 12 new homes with basement living space and car parking on this site in the heart of Dulwich Village and its conservation area.
Following the successful grant of planning consent, DWD was appointed as joint agent to take the site to the market to achieve best value for our client.
Following an extensive marketing exercise, which generated significant interest, a preferred party was selected. DWD negotiated the terms for the disposal, to ensure that they met our client’s aspirations. DWD provided further support during the legal documentation of the sale and completion took place in 2016.
DWD is currently advising the same landowner on further sites with development potential.
